Rates are quoted for up to two (2) adults
Additional person(s), when permitted, are subject to an additional charge $10/day (please note that some rooms cannot accommodate extra occupants – we never exceed the allowed limit of 2 persons per bed). Please contact us for more information.
Rates are subject to change without notice
All quoted rates are subject to additional NY State sales tax (7%) and Warren County bed tax(4%).
Daily reservations (for six nights or less) require a minimum payment of one night deposit, plus tax
Certain accommodations in July and August, holiday weekends and special events may be subject to minimum length of stay requirements.
Cancellations and Refunds
Cancellation of reservations in a room or suite of less than six (6) nights duration will require a minimum notice of 14 days (2 weeks) prior to your arrival date for refund of your deposit (minus a $25 processing fee for each room or suite reservation cancelled). Cancellation within the 14 day period prior to your arrival date will result in total loss of your deposit.
Cancellation of reservations in a room or suite of six (6) nights or more duration will require a minimum notice of 21 days (3 weeks) prior to your arrival date for refund of your deposit (minus a $50 processing fee for each room or suite reservation cancelled). Cancellation within the 21 day period prior to your arrival date will result in total loss of your deposit.
Reservations for holidays (Memorial Day, Fourth of July and Labor Day) and organized special events (Americade Rally, Fireman’s Convention, Adirondack Nationals) are not changeable – no refunds will be issued in the event of cancellation.
No refunds will be given for early departures and /or unused portions of your stay. There are no exceptions to this policy.
If the guest does not show up for a confirmed reservation, or chooses to leave before the scheduled departure date, the guest is financially responsible for the length of the entire original reservation. O’Sullivan’s reserves the right to release the room for general sale if a no-call or no-show situation occurs.
Refunds are not issued for weather related cancellations (neither you – the guest – nor O’Sullivan’s has the ability to predict inclement weather conditions).
Changes to Reservations
As a courtesy, we may attempt to schedule changes depending on availability, but we will not guarantee (under any circumstances) our ability to accommodate your specific request (we will not be responsible if your change request cannot be accommodated).
The guest is responsible for the original reservation in the event that changes cannot be accommodated.
Reservations are non-transferable
Only the person that made the reservation will be allowed to check-in. You must be at least 25 years of age to make a reservation.

We will guarantee your room until 6:00 PM of the check-in date.
If you will be arriving later, please contact the front office to inform us, and to make arrangements for your later arrival.
Up to two (2) well-behaved small pets are permitted per designated pet-friendly room (unless prohibited by state law or ordinance). Service animals are always allowed in pet-friendly rooms. Pets must be declared at check-in.
In consideration to all guests, pets must be attended to at all times.
Pets must be on a leash or properly carried outside guest rooms.
Due to safety concerns for our employees and for your pet, we will not clean a room with an unattended pet inside.
Pet owners may be asked to vacate the property if their pet becomes a nuisance to other guests. Please be considerate of other guests when walking pets on the property and please clean up after your pet. There is a $50 charge for failure to clean up after your pet.
There is an additional charge for pets depending on their weight. Inquire with the office as to the additional charge.
Guests agree to indemnify and hold harmless the hotel, its owners and its operator from all liability and damage suffered as a result of the guest’s pet. The hotel reserves the right to charge guest’s account commensurate to the cost of such damages.
We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.
