WEEKLY RESERVATIONS (for five nights or more) require a minimum deposit of $600
Certain accommodations in July and August, holiday weekends and special events may be subject to minimum length of stay requirements.
Cancellation of reservations in a room or suite of four (4) nights or less duration will require a minimum notice of 14 days (2 weeks) prior to your arrival date for refund of your deposit (minus a 20% cancellation fee for each room or suite reservation cancelled). Cancellation within the 14 day period prior to your arrival date will result in total loss of your deposit. Reservations of this length require a deposit of the first night with tax.
Cancellation of reservations in a room or suite of five (5) nights or more duration will require a minimum notice of 21 days (3 weeks) prior to your arrival date for refund of your deposit (minus a 20% cancellation fee for each room or suite reservation cancelled). Cancellation within the 21 day period prior to your arrival date will result in total loss of your deposit. Reservations of this length require a deposit of $600.00
Cancellation of group reservations (of 3 or more rooms) in a room or suite will require a minimum notice of 21 days (3 weeks) prior to your arrival date for refund of 50% of your deposit. Cancellation within the 21 day period prior to your arrival date will result in total loss of your deposit.
Reservations for Adirondack Nationals Car Show are not changeable – no refunds will be issued in the event of cancellation.
No refunds will be given for early departures and /or unused portions of your stay. There are no exceptions to this policy.
If the guest does not show up for a confirmed reservation, or chooses to leave before the scheduled departure date, the guest is financially responsible for the length of the entire original reservation. O’Sullivan’s reserves the right to release the room for general sale if a no-call or no-show situation occurs.
Refunds are not issued for weather related cancellations. (neither you – the guest – nor O’Sullivan’s has the ability to predict inclement weather conditions)
As a courtesy, we may attempt to schedule changes depending on availability, but we will not guarantee (under any circumstances) our ability to accommodate your specific request (we will not be responsible if your change request cannot be accommodated). This may be done at the discression of management and is subject to rate changes and the potential of an additional fee.
The guest is responsible for the original reservation in the event that changes cannot be accommodated.
Only the person that made the reservation will be allowed to check-in and must provide a valid picture ID.
You must be at least 25 years of age to make a reservation.

We will guarantee your room until 6:00 PM of the check-in date.
If you will be arriving later than 6:00 PM, please contact the front office to inform us, and to make arrangements for your late arrival.
We offer free off-street parking in the heart of Lake George Village for our guests. Unfortunately, due to the size of the property and proximity to the lake, we provide one parking space per room. We DO NOT have any parking for extra vehicles or trailers. If extra space is required, please make alternate arrangements in advance.
Up to one (1) well-behaved pet under 75 lbs is permitted per designated pet-friendly room (unless prohibited by state law or ordinance).
We happily accept Dogs and Cats in our designated pet friendly rooms.
Exotic Pets are Prohibited.
Service animals are always allowed in pet-friendly rooms. ADA Service Animal Regulations
The American Disabilities Act (ADA) defines a service animal as any guide dog, signal dog, or another dog individually trained to work or perform tasks for an individual with a disability, who if asked, must be able to describe the specific task performed or work done by the animal. The work done or tasks performed by the service animal must be directly related to the handler’s disability. One’s disability may not be apparent (e.g. seizure disorder). A “comfort”, “emotional support” or “therapy animal” that provides support simply by being itself does NOT meet the definition of a service animal. If the animal is not individually trained to do work or perform a task, it is considered a pet under the ADA.
Pets must be declared at the time of booking.
We declare the right to charge a $200/night fee to any guest who brings a pet into a non pet friendly room.
In consideration to all guests, pets must be attended to at all times.
Pets must be on a leash or properly carried outside guest rooms.
Pets are allowed at the beach during off peak hours.
Pets are not allowed in the gated pool area.
Due to safety concerns for our employees and for your pet we do not provide daily housekeeping to rooms with pets in them.
Pet owners may be asked to vacate the property if their pet becomes a nuisance to other guests. Please be considerate of other guests when walking pets on the property and please clean up after your pet. There is a $50 charge for failure to clean up after your pet.
There is an additional charge for pets of $25 per night, plus tax.
Guests agree to indemnify and hold harmless the hotel, its owners and its operator from all liability and damage suffered as a result of the guest’s pet. The hotel reserves the right to charge guest’s account commensurate to the cost of such damages.
We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.
